Birmingham Triangle Overlay District Code

A short and clearly structured mandatory code that intends to respond to the existing character of a 52-acre neighborhood, guide development and compliment the adjacent downtown. The code establishes one attached single family and three mixed-use districts (zones) based on building form, height and use.  It uses text, tables and clearly labeled diagrams to emphasize standards and parameters for form with predictable physical outcomes. There are separate sections with standards for building height and placement, architectural details, and streetscape design while waiver options provide flexibility but do not risk the desired urban outcome. The code is the result of a series of workshops and public participation.
