Near Southside Development Standards and Guidelines
The Near Southside Development District, on the south side of the City of Fort Worth, includes both a historic district dating to the 1800s and the County’s second largest employment center. Over 30,000 people work within the district with 18,000 employed in the health industry. Locally known as the medical district, the area has historically been mixed-use with diverse neighborhoods and eclectic destinations. When surveyed in the mid-1990s, almost 20% of the employees said they would live within the district if the appropriate housing options were available. Recognizing that existing zoning standards were working against the area’s unique character, quality of life, and sustainability, the City and the non-profit redevelopment corporation Fort Worth South, Inc. worked together to develop a plan for future development and urban design standards to implement the community’s vision.
